Garden opens on 15th April




The Gardens are located on the north bank of the river Blackwater, just upstream from  Lismore Castle.

The seven acres of main gardens, which were probably laid out in the 1740’s ,are full of interesting trees, shrubs, flowers and features and  give excellent views of the river itself and the surrounding meadows.

The Gardens are open to the public from 15th April to 30th June and by appointment from July to September.

The Grey House is an extensively renovated Guest House which is ideal for small groups of  up to 6 to 8 people who want a self-catering base in the West Waterford area.


This luxury accommodation consists of three double bedrooms, three bathrooms and one separate toilet, kitchen, dining area, sitting room with wood burning stove, TV and radio, and a drawing room which doubles as a fourth bedroom.




The cottage is the oldest part of the buildings and has been developed from the cells possibly used by the monks who are said to have resided at Ballyin in the late 1600’s.


The Cottage is a luxurious, self-catering base for two people and consists of a double / twin bedroom with luxury bathroom, a large sitting room with wood burning stove, TV and radio, fully equipped kitchen with dining area and separate cloakroom.

According to the local history books, Ballyin was one of the thirteen castles built by the Great Earl of Cork. This would date the original buildings to about the 1630’s.
